Wilding Mortgages Ltd is a trading style of Mortgage Business Financial Advisers Ltd, which is authorised and regulated by the Financial Conduct Authority under reference number 708608.
This notice applies when you use this website, make an enquiry, book a call, use the client portal, provide documents or ask us about mortgage or protection services.

Information we collect
The information we need depends on the service you ask about and how far you proceed. It may include:
- Identity and contact details, such as your name, date of birth, email address, telephone number and address.
- Mortgage and financial details, including income, employment, property value, deposit or equity, credit circumstances, objectives and information needed to assess suitable options.
- Enquiry and appointment details, including the service you need, preferred contact method, callback time and messages.
- Client and portal records, including account details, document requests, uploaded documents, case notes, progress updates and relevant activity.
- Protection and health details, such as your protection needs, height, weight, smoking and alcohol history, medical conditions, treatment, medication, family history and hazardous activities.
- Technical and security information, including necessary session cookies, login attempts, dates and times associated with account or website actions, and information needed to keep the service secure.
Where it comes from
Most information comes directly from you through our forms, conversations and portal. We may also receive information from a joint applicant, an introducer you have authorised, lenders, insurers, professional advisers, fraud-prevention services, public records or our regulatory and compliance partners where this is relevant and lawful.
If you give us information about another person, please make sure they know you are doing so and have seen this notice where appropriate.

How and why we use it
UK data-protection law requires us to have a lawful reason for every use of personal information. The bases that may apply are:

Health and other sensitive information
Health information is special-category personal data and receives extra legal protection. If you complete our life-insurance questionnaire, we use your explicit consent as the special-category condition for receiving and initially reviewing those answers, alongside consent as the relevant Article 6 basis.
You can withdraw that consent by emailing chloe@wildingmortgages.com. Withdrawal does not make earlier lawful use invalid, but it may mean we cannot continue with your protection enquiry. An insurer or authorised partner may require its own questions, notices and permissions before an application proceeds.
Please do not send medical details through a general mortgage enquiry form or ordinary email unless our team has asked you to use that method. Use the dedicated questionnaire or another secure method you are given.

How long we keep information
We keep personal information only for as long as it is needed for the purpose collected and to meet relevant legal, regulatory, complaint-handling, insurance and claims requirements. The period depends on whether you only enquired, became a client, proceeded with a product, uploaded documents or supplied health information.
- Client-portal invitation links expire after 7 days.
- Life-insurance questionnaire links expire after 30 days.
- Admin login sessions last up to 8 hours and client login sessions last up to 7 days unless ended sooner.
- Enquiries that do not proceed, completed client files, documents and protection information are reviewed and securely deleted or anonymised when no longer required under the applicable retention criteria.
Our detailed retention schedule is being finalised with the business’s regulatory and compliance arrangements. We will update this notice if that produces information that is materially different or more specific.

How we protect information
We use proportionate technical and organisational measures designed to protect information from loss, misuse, unauthorised access, alteration or disclosure. These include authenticated access, password hashing, restricted admin access, secure connection controls and encryption of completed health-questionnaire answers before they are stored.
No online system can be guaranteed completely secure. If you believe your information or account may be at risk, contact us promptly at chloe@wildingmortgages.com.

Your data-protection rights
Depending on the circumstances, you may have the right to:
- Access your personal information and receive a copy.
- Correct inaccurate or incomplete information.
- Erase information in certain circumstances.
- Restrict how information is used in certain circumstances.
- Object to processing based on legitimate interests or to direct marketing.
- Receive or transfer certain information in a portable format.
- Withdraw consent at any time where consent is the basis used.
These rights are not absolute, and we may need to retain or continue using some information where the law permits or requires it. To make a request, email chloe@wildingmortgages.com. We may ask for enough information to verify your identity. We normally respond within one month.
Automated decisions
Wilding Mortgages does not currently make decisions about you using solely automated processing that produces legal or similarly significant effects.
Children
Our mortgage and protection services are intended for adults. We do not intentionally invite children to submit personal information through this website.
