Website content is provided for general information and to help you understand the services available. It is not, by itself, personalised financial, mortgage, insurance, legal or tax advice, a product recommendation, an offer, a mortgage decision or a guarantee that finance or cover will be available.

We take reasonable care over the content but you should confirm information relevant to your circumstances with our team and, where appropriate, a solicitor, accountant or tax adviser.

Advice, products and applications
Any recommendation can only be made after the required information about your needs and circumstances has been gathered and assessed. Product availability, borrowing amounts, rates, terms and acceptance remain subject to the relevant lender’s or insurer’s criteria, underwriting, valuation and final decision.
Submitting an enquiry, questionnaire or callback request does not create an adviser-client relationship, submit a product application or commit either you or Wilding Mortgages to proceed. Any applicable fees, commission arrangements, scope of service and product-specific terms will be explained separately before you agree to proceed.

Calculators and illustrations
Calculator results are illustrative estimates only. They may use assumptions and may not include all fees, charges, changing interest rates, early-repayment charges, lender-specific methods, tax reliefs, surcharges or personal circumstances.
Stamp Duty Land Tax differs from the property taxes used in Scotland and Wales, and tax treatment can be complex. Calculator results must not be treated as a quotation or tax advice. Confirm actual costs with your lender, conveyancer or tax adviser before making a financial commitment.

If you are invited to use the client portal, keep your password and access links confidential, use accurate information and sign out on shared devices. Tell us promptly if you suspect unauthorised access or believe information is incorrect.
Access may be suspended where reasonably necessary to protect clients, investigate misuse, maintain the service or comply with legal or regulatory obligations. Portal records and uploaded documents are handled in accordance with the privacy notice.
